This is not the comparison where we tell you the other side takes commission, because it does not. Lodgify charges a subscription and leaves your bookings alone, which is our model too. So the money argument is mostly a wash and the real question is a different one: are your holiday lets the whole business, or part of one? Lodgify is built for owners whose lettings are everything, and its calendar syncing with the big booking sites is the reason to pay for it. Webkio is built for the owner who also has a farm shop, a blog, a yoga studio or a workshop, and wants one website rather than two.

The verdict

If your holiday lets are the whole business and the big booking sites fill them, buy Lodgify - the channel manager alone earns it and we have no answer to it. If the lettings are one part of something wider and you would rather have a single website for all of it, that is the case for us. Running three cottages beside a shop is the shape Webkio is actually built for.

What each one costs

Neither of us takes a share of a booking, so the comparison is subscription against subscription plus what each adds on a card payment. Lodgify is a monthly plan that scales with how many properties you list, plus a small percentage on payments taken through a gateway, on top of whatever the gateway itself charges; read their pricing page for the current figures, because their own pages disagree with one another and we are not going to quote you a competitor's price second-hand. Ours we can state exactly: a flat plan that counts rental items rather than properties - Starter covers 50 - and a platform fee of 2% per online payment on Starter, 1% from Growth Business up, nothing on Free, again on top of your own processor. So if you run three cottages, Lodgify is priced for three cottages and we are priced the same as if you ran thirty. If you run thirty, look at both carefully.

What moving involves

The honest version is that you may not want to, and you should work out where your bookings come from before you decide. If three quarters of them arrive through Airbnb and Booking.com, a channel manager is doing work for you every day and nothing here replaces it. If three quarters are repeat guests who phone or email, you are paying for syncing you barely use. Either way, export your bookings and your guest list before you move anything, and keep both running through one changeover rather than switching mid-season.

When to choose them instead

The channel manager, and it is not a small thing. Lodgify keeps your calendar in step with Airbnb, Vrbo and Booking.com, so a booking on one blocks the dates on all of them and you are not double-booked by a guest who found you somewhere else. Webkio has nothing of the kind - no channel manager, no calendar sync, no OTA integration at all. If most of your bookings arrive through the big sites, that IS the job, and Lodgify does it while we do not.

Frequently asked questions

No. There is no calendar sync with Airbnb, Vrbo or Booking.com, and no plan to pretend otherwise on this page. If you need one booking to block the dates everywhere, that is a reason to choose Lodgify over us and we would rather you knew now than after you moved.

One website instead of two, and a plan that does not count your properties. If your lettings sit beside a shop, a blog, a treatment room or a workshop, those all live on the same Webkio site under the same plan. With rental-specific software you end up running the lettings in one place and the rest of the business somewhere else.

No. A deposit is taken as a refundable hold rather than a payment, and no platform fee is attached to a hold - so a £300 hold you release in full costs you nothing. The fee applies to money that actually moves, which means the booking itself and any part of a deposit you end up capturing.

Some owners do, with the rental software holding the OTA calendars and their own site taking the direct bookings, but you are then maintaining two availability pictures and that is how a double booking happens. If you go that way, pick one as the master and block time in the other rather than treating them as equals.

Export them first, from whatever you are using, before you cancel anything. Future bookings have to be re-entered rather than imported, which is genuinely tedious and is the main reason to switch between seasons rather than during one.
