How much does an estate agent website cost?
An estate agent already pays the portals every month and asks what a site of their own is for and what it costs. Beside a portal subscription, the site is the smaller line, and it is the one sellers judge you on.
Prices read from the plans on every load; the judgement reviewed 8 November 2026.
The short answer
A estate agent website has to run on its own domain, list properties on pages of their own and take valuation requests. Priced three ways:
| Route | What you pay | What you get |
|---|---|---|
| A builder with it built in Webkio |
$14.99 a month Starter at $14.99; $179.88 a year |
The site and the features in one plan, edited by you, live the same day. Card processing is extra on every route. |
| A freelancer | from $1,930 to $3,860 as a floor 5 to 10 days at $386 a day, derived below |
Somebody's week. Then hosting, and an invoice for every change. |
| An agency | No published figure three quotes, and the questions below |
A team and a process. Right for a group with unusual needs; rarely for one location. |
The table assumes no money is taken through the site itself, so no percentage applies. If you do take payments on it, put the monthly amount in the calculator and the plan and fee recompute.
Year one, on a builder
What the first twelve months come to for a estate agent that builds it itself, at the assumption above.
| The plan (Starter), twelve months | $179.88 |
| Card processing | the processor's rate, on every route |
| Your domain name | from your registrar, typically a small yearly fee |
| Your time to set it up | an afternoon with the words and photos ready |
| Total of the lines with a figure | $179.88 |
Which route fits a estate agent
A builder, if
You have one or two branches and want listings on your own pages, a valuation form everywhere and the site run by the office.
A freelancer, if
You want a flagship brand site and can fund a build, accepting that listing changes still have to be yours to make.
An agency, if
You are a multi-branch agency with data feeds, a CRM and a marketing department.
The same site on other builders
Published renewal prices, with the date each was read, for the cheapest plan that covers the same needs. "Not covered" means no first-party product for it.

What moves the price for a estate agent
Listings on your own site
Embedding a portal feed is cheap and makes your site a worse copy of the portal. Listings with their own pages, photos, floor plans and enquiry forms are the paid feature and the point.
Valuation requests
The seller is the customer. A short valuation form on every page is simple to build and the highest-value form on the site.
Sales and lettings on one site
Two searches, one agency. A custom build charges for the second; a property builder includes both.
Area guides
A page per area you cover. Content work, not development work, and the thing that out-ranks a portal locally.
The costs that are not on the quote
- Portal subscriptions. The portals charge agents a monthly fee per branch, often more than a whole website. Your site does not replace them; it is where sellers judge you.
- Photography and floor plans. Per listing, whoever hosts them. Not a website cost, but the content the site is for.
- CRM subscriptions. Enquiries that need to reach a separate CRM add a connector or a subscription. Check whether the site's own contacts are enough first.
What a estate agent can skip
Money commonly spent on this kind of site that does not need spending.
- A portal feed embedded as your listings: it makes your site a worse copy of the portal. Listings with their own pages instead.
- A CRM connector before you have outgrown the site's own contacts and enquiries.
- Paid stock photography of houses that are not yours; the recently sold page is the picture that matters.
Free things worth doing first
- List your recently sold homes with dates; it is the evidence sellers look for and it costs nothing.
- Write the area guides for the three places you most want instructions from.
- Decide where enquiries should land, so the valuation form has somewhere to go on day one.
If you ask an agency
Agencies do not publish prices and we will not guess one. Ask each of three what is included and what is billed after, who owns the domain and the content, what a change costs after launch, what hosting and maintenance are per year, and whether you can edit the site yourself.
Where the freelancer floor comes from. The US Bureau of Labor Statistics puts the median web developer wage at $92,650 a year (Occupational Outlook Handbook), $386 a day over 240 working days. A freelancer charges more than a salaried day, so 5 to 10 days at that rate is a floor, not an estimate.

Questions
Can we list properties on our own site as well as the portals?
Yes. Each listing has its own page with photos, floor plan, map and enquiry form, and a status that moves through under offer, sold or let.
Is a custom estate agency site worth it?
For a multi-branch agency with its own data feeds, possibly. For one or two branches the property features of a builder cover it, and the money goes further on photography.
How many listings can we have?
The plan limit on property listings is in the table and on the pricing page; it is the figure to check against your stock.
Can lettings and sales share a site?
Yes, with separate searches and listing types on one site, and enquiries routed to the right team.
