Everything on Settings > Properties, what each listing status actually does, and how to get your properties onto your site.

Getting your listings onto the site

Adding a property does not put it on your website. Listings are data; a page shows them only when it carries the right section. In the builder, add:

  • Property Listings - the grid of everything on the market. It is rendered on our servers rather than in the browser, so search engines can read it.
  • Property Search - optional filter bar (buy or rent, area, bedrooms, maximum price). Worth adding once you have more than a dozen properties; below that it filters a list people can already see.
  • Property Enquiry Form - where viewing requests come from.

Every property also gets its own page automatically, at /properties/the-address. That page is what ranks: people search "3 bed house in Southville", never "our properties". The grid links to it, and it carries the address in the page title, its own photos and its own structured data.

If you have more properties than fit on one page, visitors get a Show more button - the grid shows 24 at a time.

Settings > Properties

Agency type decides the wording and which filters make sense. Sales shows asking prices, Lettings shows monthly rents and asks for an availability date, Both offers the visitor a choice. It also decides which features you can record against a property: tenure and chain-free are sales ideas, furnishing and pets are lettings ones.

Currency is what every price is written in. Changing it does not convert prices you have already entered.

Floor area unit (sqm or sqft) is the default for new listings. Existing ones keep the unit they were saved with.

Show prices as - Exact prints the figure you entered, Rounded shows it as a guide, and Price on application hides it. High-value and discreet sales are the usual reason for the last one.

Send enquiries to is where viewing requests are emailed. Leave it empty and they go to your account address. An agency with a separate lettings desk usually wants this set.

Keep sold and let properties on the site is on by default, and deliberately: a page of Sold boards is the most persuasive thing an agency can show a seller. Turn it off and sold and let properties disappear from the site completely - including their own pages, which will then return "not found".

Listing statuses

The status is a lifecycle, not a delete button. A property that is no longer for sale should be marked, not removed - the record is what proves what you achieved.

Withdrawn is the only one that makes a property unreachable. A live page for a house you no longer have means phone calls about it, which is why it is removed rather than badged.

The web address

Every property gets its own page at /properties/the-address, and the Web address field on the listing is the last part of that link. It fills in from the address you type, so you can normally ignore it. Change it only if you need a specific link - and be aware that changing it on a property that is already published breaks any link people have already shared.

Prices

Prices are entered in whole units of your currency - type 450000, not 450,000.00. Lettings prices are per month and print as "pcm" on the site.

Price wording is free text printed before the figure: Guide price, Offers over, Offers in excess of. Leave the price at 0 and the listing reads Price on application instead, which is what to use when a figure is not public yet.

Key features, floorplans and brochures

Key features are the bullet points buyers read before anything else - "South-facing garden", "Two minutes from the station". Type one per line; blank lines are ignored. They print above the description on the property's page.

Floorplan, Brochure and Virtual tour each take a link and become a button on the property's page. Upload the file to your media library first, then paste its link in. Leave one blank and no button appears - we never publish a button that goes nowhere.

Features

Each listing can carry the features buyers actually ask about - property type, receptions, parking, garden, EPC rating, council tax band, tenure, furnishing, pets. They appear on the property's own page, and six of them can be searched on: property type, parking, garden, chain-free, furnishing and pets.

Only features that apply to your agency type are offered, and a feature you leave blank is simply not printed. A "no" is never published as "Pets allowed: No" - that reads like a rule you are advertising rather than a fact about the flat.

Bringing an existing portfolio across

Properties > Import CSV takes up to 100 properties at a time. Download the template from the import window for the exact column names.

Worth knowing before you run it:

  • Prices go in as plain numbers. £450,000, 450,000 and 450000 are all read correctly; anything that is not a number - POA, offers over 450k - is refused for that row rather than guessed at, because a property published at the wrong price is worse than one that failed to import.
  • Rows are matched on the address. Running the same file twice does not create duplicates: the second run tells you they already exist, and ticking Update existing updates them instead.
  • Your own vocabulary is understood. SSTC and Sold STC become Under offer, Let agreed becomes Let, To let becomes a lettings listing.
  • Photos can share one cell, separated by commas.
  • Feature columns (property type, receptions, garden, parking, tenure, EPC) are read too. A column that does not apply to your agency type is ignored rather than failing the row.
  • key_features shares one cell, separated by a pipe: Balcony|Lift access. A comma would not work, because commas appear inside the features themselves.
  • floorplan_url, brochure_url and tour_url take links. A cell that is not a link is dropped rather than stored, so an import can never publish a broken button.

Anything that cannot be imported is listed back to you with the row number from your file, so you can fix those lines rather than the whole spreadsheet.

Enquiries

Viewing requests, valuations and questions land in Properties > Enquiries, and each one also:

  • emails your enquiry address, with the property in the subject line;
  • appears in your notifications, linked straight to that enquiry;
  • becomes a contact in your CRM, so everything one person has ever asked about sits on one timeline.

You can work them through New > Contacted > Viewing booked > Closed. Anything our spam filter catches is filed as Spam rather than deleted, so a false positive is recoverable - it is worth glancing at that filter occasionally.

Plan limits

The module is not available on the Free plan. Starter includes 10 listings, Growth Business 100, and Agency unlimited. Importing more than your plan allows is refused as a whole rather than partly applied, so you are never left with half a portfolio.
